Project Delivery Methods

General Contracting

A sequential design-bid-build process, typically delivered under a lump sum contract, is a traditional method of project delivery.

You will retain an architect/engineer to design the project and to prepare the necessary drawings and specifications.  After the architect/engineer completes the drawings and issues them for pricing, the contractor is selected through a sole source or a competitive bid process. Our proposal will be based on the complete design and schedule provided by you.  General contracting is widely used by our clients who have the resources and construction experience necessary to independently contract with the architect/engineer and general contractor.

As the general contractor, Stenco will provide a construction proposal after design is complete and before construction begins. We will execute the project and generally assume the risk of cost overruns based on clearly defined budget and scope parameters.

Construction Management

As your construction manager, Stenco offers various fee structures (e.g., cost plus, guaranteed maximum price, percentage fee, and fixed fee) to meet your needs.

We are hired to act as your agent to manage the construction process. As an extension of your staff, we assemble and competitively bid packages to subcontractors, and then manage project construction. Early collaboration with the client and architect/engineer promotes effective project coordination and communication from the start, creating an environment for success.

As construction manager, we will apply our knowledge of construction costs, schedule, and market trends to help ensure your project is executed within your fiscal guidelines. Our goal is to “value engineer projects.” We will find alternative construction methods and materials that will result in quality enhancements, serviceability, and life cycle improvements. 

We will also provide advice on all or part of the project cost and minimize the risk associated with having an incomplete scope of work.

Design Build

For our clients who prefer to work with one contract entity instead of several contractors and consultants, we recommend a Design Build approach. This approach helps foster a more successful partnership by bringing all project team members together during the design phase. It is typically the quickest delivery system.

We will provide one complete proposal for design and construction of your project within the written performance specifications. As the design build firm, we will provide comprehensive design and construction services through one point of contact.
